Hi, I'm Jane Lilley, President of the Jamaica Bay Homeowners Association, Inc.

Our community, Jamaica Bay, is a gated community located in Ft. Myers, Florida. www.JamaicaBay.com We have 1425 resident owned manufactured homes. We rent the lots our homes occupy. Approximately 2200 residents live in Jamaica Bay Village and about half of our residents are snowbirds or part-time residents.

We are a 55 plus community and our homeowners' association falls under the administrative guidelines of Florida Statute 723 which governs the way we conduct the business of the association.

Administratively, we have a Board of Directors that includes community directors and officers: President, Vice-President, Secretary, and Treasurer. We are a Florida not-for-profit corporation. Our board has several standing committees that include a Nominating Committee, Election Committee and others appointed by the President on an as needed basis. All of our board members are elected to their positions by the residents of the community who are members of the association. Per Florida law, the officers are elected by the board members.

Membership in the association is attained by paying a fully refundable $100 one time membership fee. The membership provides one vote per household on all matters requiring a vote. Non-members do not vote but all residents of the community are welcome at our meetings and are represented by the association.

Our sole function is to represent the needs of the homeowners in discussions and negotiations with Jamaica Bay Village Management. Florida Statute 723 sets the guidelines, for management and the association, to meet and bargain in good faith concerning these three areas: rent increases, changes in rules and regulations, and reduction in services and utilities. In addition, management and the association meet on a regular basis to discuss the overall operation of the community.

The Jamaica Bay Village Homeowners Association (HOA) has a fiduciary responsibility to all homeowners. It acts as a guardian, bound to support and defend our homeowners. Our HOA is not a social club. It is a legal management entity representing all homeowners. Every homeowner should be knowledgeable of their rights and privileges. The HOA encourages every homeowner to have their own copy of Florida Statute 723 and a copy of the community Covenants.

Homeowners are encouraged to become members of the HOA. If you choose not to be a member, then you are allowing the HOA board to make decisions affecting you without any input from you. Our HOA supports and represents Jamaica Bay Village Homeowners.  We investigate and represent homeowners, who as a group, may come into conflict with Jamaica Bay Village Management.  In addition, our HOA works to monitor the condition of the common areas within the community and alerts Jamaica Bay Management about needed maintenance.

There are many social and recreational opportunities in our community. They are under the direction of the Jamaica Bay Club and Jamaica Bay Management. The Jamaican is a magazine, published monthly by the Jamaica Bay Club, that includes a calendar of events and many articles about Jamaica Bay Village activities. It is a must have if you wish to stay informed and active.

The Jamaica Bay Homeowners Association also works closely with the Jamaica Bay Village chapter of the Federation of Manufactured Homeowners of Florida (FMO). The FMO promotes the interests of manufactured home owners with State legislators. Our HOA works within the park and within the constructs of the Florida laws such as Statute 723. The FMO works at the State level to maintain, clarify and improve those laws, and ensure that new laws do not negatively impact manufactured home owners. Joining the HOA and FMO is the best way to ensure that your interests as manufactured home owners are fully represented.

In summary, your Jamaica Bay Village Homeowners Association is constantly working for the betterment of our community.
